Bellaire has some of the oldest and some of the newest houses in the Houston area, often on the same street. Each kind has its own insulation problems. We come out, look at what is actually in your attic and walls, and tell you plainly what is worth doing.

Bellaire homes and the Gulf Coast heat

Many houses in Bellaire started as single-story ranch homes built in the middle of the last century. Plenty of those have been torn down and replaced with large two-story houses, and many others have been added onto or remodeled over the years. So a single block can have a house with its original attic insulation sitting next to one built a few years ago with spray foam on the underside of the roof deck.

The climate is the same for all of them. Summers are long, hot and humid, and the sun on a dark shingle roof can make an attic far hotter than the air outside. In most Bellaire homes the air conditioner and a good length of ductwork sit in that attic. When the insulation is thin, packed down or has gaps, the system runs longer, upstairs rooms stay warm, and you can get condensation on ducts and vents. Winters are short and mild, but a cold snap shows the same weak spots, usually as drafty rooms and floors that feel cold.

What we usually find in Bellaire attics and walls

In older ranch homes the most common problem is simply age. Insulation laid decades ago settles, gets pushed around by cable installers and AC technicians, and gets thin near the eaves where it is hardest to reach. We often find bare patches over closets and hallways, open gaps around recessed lights, and an attic hatch with nothing on it at all.

We also see attic insulation that has been damaged. A roof leak that went unnoticed, a bathroom fan venting into the attic instead of outside, or rodents and other pests nesting in the loose fill can all leave insulation wet, matted or contaminated. Insulation in that state does very little, and it can hold odors and moisture against the drywall below.

In additions and remodels, the trouble is usually where old and new meet. The new section may be well insulated while the joint with the original house has gaps or no insulation at all. Exterior walls in older houses are sometimes empty, which you can often feel as a wall that is noticeably warm in summer. In raised homes, the crawl space under the floor can let humid air and heat straight into the house.

Insulation services available in Bellaire

We offer the same services in Bellaire as we do across the rest of our area.

Spray Foam Insulation seals and insulates in one step. It is a good fit for roof decks, rim joists and odd framing where batts and loose fill leave gaps. Attic Insulation covers the most common job we do: checking depth and coverage, sealing obvious air leaks, and bringing the attic floor up to a proper level. Blown-In Insulation is often the simplest way to top up an older attic or fill closed wall cavities without opening them up.

Insulation Removal comes first when the existing material is wet, moldy, full of pest droppings or packed so flat it is no longer doing its job. Crawl Space Insulation helps raised homes with cold or clammy floors. Wall Insulation suits remodels, additions, and older homes with empty exterior walls. Commercial Spray Foam is available for small commercial buildings, offices and metal buildings. A Radiant Barrier reflects heat off the underside of the roof, which can help an attic that bakes all afternoon.

Emergency Insulation Replacement is for when something has already gone wrong, such as a roof leak, a burst line or a pest problem that ruined the insulation. We do not offer after-hours service, but during our normal hours we will try to get damaged insulation out and replaced quickly so it does not hold moisture against your ceiling.

Repair, top up or replace

Not every attic needs to be stripped and started over. If the existing insulation is dry, clean and just thin, adding more on top is usually the sensible choice. If it is wet, moldy, contaminated by animals, or has been soaked and dried more than once, it should come out before anything new goes in. Putting new insulation over a bad layer only hides the problem.

Spray foam is a bigger decision. It changes how the attic behaves, so it makes the most sense when the ductwork and air handler are up there, when you are remodeling anyway, or when the roof framing makes other materials hard to install well. We will tell you when a simpler option will do the job.

What a visit looks like

A visit starts with a look at the attic, and at the crawl space or walls if those are part of the concern. We check how deep the insulation is and whether it covers evenly, look for gaps around lights, the hatch and plumbing openings, and look for signs of past leaks, pests or poor bathroom fan venting. We will also ask about the rooms that bother you, since an upstairs bedroom that never cools down tells us where to look.

Afterward we explain what we found in plain terms, show you photos if it helps, and give you a written estimate for the work we recommend. If something is fine as it is, we will say so.
