Richmond summers are long, hot and humid, and most of that heat reaches your rooms through the attic. We look at what you have now, tell you plainly what is worth fixing, and do the work. If your upstairs never cools down or your air conditioner rarely shuts off, insulation is a good place to start.

Richmond homes and the weather they live with

Most houses in Richmond are one of two types. Near the old downtown and the Brazos River you find older homes. Some sit on pier-and-beam foundations, and some have exterior walls with little or no insulation in them. Farther out, newer subdivisions are mostly slab-on-grade homes built in the last few decades, usually with the air handler and ductwork up in the attic. These homes are built differently, but they have the same problem: a Gulf Coast summer that bakes the roof deck for months and pushes heat down into the house.

In July the attic is the hottest space in the house, and in many Richmond homes the cold air for the whole house runs through ducts in that space. When the attic insulation is thin, settled or patchy, the ceiling warms up, the ducts pick up heat, and the system runs longer to keep up. Winters here are mild, but some years a hard freeze comes through. That is when an uninsulated crawl space shows itself as cold floors and pipes that need watching.

Humidity is the other half of the story. Moisture gets into attics through gaps around recessed lights, bath fans that vent into the attic instead of outside, and small roof leaks that nobody has noticed yet. Damp insulation does much less to slow heat and can bring a musty smell into the house. After a heavy storm or high water, soaked insulation usually has to come out.

What to look for in your own house

You can learn a lot before anyone visits. Notice whether upstairs bedrooms stay warm into the evening while downstairs is comfortable. Notice whether the air conditioner runs almost all afternoon on a hot day. If you can get into the attic safely, look at the insulation. If you can see the tops of the ceiling joists, it is thin. If it looks flattened, dark, clumped or uneven, it has settled or been disturbed. Gaps where it was pushed aside for a cable or a new light fixture are common too.

Also check for water stains on the underside of the roof deck, droppings or tunnels that point to rodents, and a bath fan duct that ends in the insulation instead of going outside. In a pier-and-beam home, cold floors in winter or insulation hanging loose under the floor are worth a look.

Whether to add or replace usually comes down to condition. If the existing insulation is dry and clean, just thin, adding more on top is often the sensible choice. If it is wet, moldy, or has been fouled by rodents, it should be removed before anything new goes in. Covering a problem only hides it.

Services we offer in Richmond

Attic Insulation is the most common job we do in Richmond, because the attic is where most of the summer heat comes in. For many homes that means Blown-In Insulation: loose material spread evenly across the attic floor to the depth the house needs. It fills around wiring and odd framing better than rolls can.

Spray Foam Insulation seals as it insulates. It is often used on the underside of the roof deck so the attic and the ductwork in it stay closer to indoor temperature. It also works well around rim joists and hard-to-seal spots. Radiant Barrier is a reflective layer in the attic that cuts down the heat the roof sends into the space below. It is often paired with attic insulation in our climate.

Insulation Removal clears out old, damaged or contaminated material so the attic can be cleaned and reinsulated properly. Crawl Space Insulation covers the underside of floors in pier-and-beam homes, which helps with cold floors and exposed pipes. Wall Insulation can be added to existing walls in older homes or installed in open walls during a remodel or addition.

Commercial Spray Foam is for shops, offices, warehouses and metal buildings around Richmond. Emergency Insulation Replacement is for when a roof leak, burst pipe or storm water has ruined insulation and it needs to come out and go back in quickly. We schedule those jobs as soon as we can during our regular hours.

What a visit involves

A visit starts with a conversation. Tell us which rooms bother you, when it is worst, and anything you already know about the house, such as past leaks, an addition or recent roof work. Then we go up into the attic and check the depth and condition of the insulation, the ductwork, the ventilation, and anything venting into the space that should not be. If the house has a crawl space, we look there too.

Afterward we explain what we found in plain terms and give you a written estimate. Where there is more than one reasonable way to do the job, we lay out the options and what each one does. If your insulation is in decent shape and the real problem is somewhere else, we will say so.

On install day we protect the floors and the path to the attic, keep the mess contained, and clean up when we are done. For spray foam, we tell you ahead of time whether anyone needs to stay out of the house while it cures, and for how long, so you can plan around it.

How to book in Richmond

We are based in Sugar Land, a short drive from Richmond, and we work in Richmond homes and businesses on a regular basis. To request an estimate, call (281) 010-0001 or email info@sprayfoaminsulationsugarland.com. Our hours are Monday to Friday, 7:00 AM to 7:00 PM, and Saturday, 8:00 AM to 5:00 PM. We are closed on Sunday.

It helps if you can tell us roughly when the house was built, whether the ductwork is in the attic, which rooms are uncomfortable, and whether there has been any water damage. A photo of the attic insulation, if you can take one safely, also helps us come prepared. We do not offer after-hours service, but a message left outside our hours will be answered when we are back.
