Katy summers are long and humid, and much of that heat gets into the house through the attic. We inspect what you have, explain what is actually wrong, and give you options that fit your house. Katy is part of our regular service area.

Katy homes and the Gulf Coast climate

In a Katy house, the attic is usually where the heat gets in. On a July afternoon the space above your ceiling can get much hotter than the air outside. In many Katy houses the air conditioning ducts and the air handler sit up there in that heat, so any heat that gets through the ceiling or into the ducts has to be removed again by your system.

Much of the housing in Katy is newer construction: two-story homes on slab foundations, often with a bonus room or bedroom built over the garage. Those rooms get a lot of complaints. They sit under a low roof, share walls with an unconditioned attic and are at the far end of the duct run. So they run warm in summer and cool in winter. Closer to the older part of town there are older homes too, some raised on pier-and-beam foundations, and in those houses the floor itself is often the weak spot.

Winters here are short, but they do come. A hard freeze shows you where the insulation is thin: cold floors, drafty outlets on exterior walls, and pipes in the attic or crawl space that need protecting.

What usually goes wrong

The most common thing we find in a Katy attic is blown-in insulation that has settled, shifted or been pushed aside. Cable installers, HVAC technicians and roofers all walk through attics, and each trip leaves a trail of packed-down or bare spots. Over garage rooms, the knee walls (the short vertical walls between the room and the attic) often have loose batts that have fallen away from the drywall and left it bare.

Humidity causes the rest. Gaps around recessed lights, the attic hatch, plumbing stacks and bath fans let damp air move between the house and the attic. You notice it as sweating ducts, a musty smell, or sometimes a stain on the ceiling.

Wet insulation after a storm or roof leak is a separate problem. Damp cellulose or fiberglass loses most of its insulating value, gets heavy, and can hold moisture against the drywall long enough for mold to start. It should come out, not be left to dry in place.

Rodents also cause trouble. If the insulation has droppings or nests in it, it needs to come out, and the entry points need to be found before anything new goes in.

Top up, repair or replace

Not every attic needs a full redo. If your existing insulation is dry, clean and just thin, blowing more on top is often the sensible, lower-cost choice. If it is wet, contaminated or packed down past saving, it has to be removed first.

Spray foam is the right call in specific situations: sealing the underside of the roof deck so the ducts and air handler end up inside a conditioned space, filling knee walls and rim joists, or closing up the underside of an older raised floor. It is a bigger job than blown-in insulation, and we will tell you plainly when a cheaper option will do the same work.

A radiant barrier can help under the Katy sun by reflecting heat off the underside of the roof deck. It works best together with proper insulation, not as a replacement for it.

Services available in Katy

In Katy we offer Spray Foam Insulation for roof decks, walls, knee walls and rim joists, and Attic Insulation that starts with sealing gaps in the ceiling before new material goes down. Blown-In Insulation brings a thin or settled attic back up to depth. Insulation Removal takes out wet, moldy, rodent-damaged or failed material so you start clean.

For raised homes we do Crawl Space Insulation, and for exterior walls, additions and garage conversions we do Wall Insulation. Commercial Spray Foam is available for shops, offices and metal buildings. We install Radiant Barrier in attics where it makes sense.

If a roof leak or storm soaks your attic, Emergency Insulation Replacement gets the wet material out and new insulation in, scheduled as quickly as our working hours allow. Please note that we do not offer after-hours service.

What a visit looks like

We start in the attic or crawl space with a flashlight and a tape measure. We check how deep the insulation is and what condition it is in, look for gaps around lights, the hatch and plumbing, check the knee walls over any garage room, and look at the ducts. If we find moisture or pest damage, we take photos so you can see it for yourself.

Then we go through what we found in plain terms and give you a written estimate with the options that make sense for your house. Sometimes there is only one sensible option. If a top-up will do the job, we say so.

On install day we cover the floors and the path to the attic, seal the gaps first and then install the insulation. When we are done we clean up and show you the finished work.
